Mountain Creek Estates is a 750 acre mountain forest located on the Cumberland Plateau featuring beautifully wooded tracts of land  that range from 5 to 13 acres each.  All of the tracts in Mountain Creek Estates are surveyed and marked for  identification and the plat maps are recorded in the public records of Bledsoe County, Tennessee.  Good  gravel  roads meander throughout the property and  electric power and phone service are installed to each tract.  The property is minimally restricted to allow homes, mobile homes and cabins.

Mountain Creek Estates is located on the majestic Cumberland Plateau just one hour north of Chattanooga, 20 miles south of Crossville and 10 miles west of Pikeville. 

Fall Creek Falls State Park is only a 15 minute drive from the property.  There,  you can enjoy golfing, swimming, fishing, picnicking, horseback riding, bicycling, rock climbing, hiking and sightseeing.

The current price is $4,995 per acre.   We will finance a 5 acre tract with only $500 down and only $270 monthly.

RECORDED COVENANTS  FOR MOUNTAIN CREEK ESTATES

Mountain Creek Estates, Units 1, 2, 3 and 4:  Recorded in Deed Book 157, Page 173 of the Register of Deeds, Bledsoe County, Tennessee.

1.      There shall be no cutting of merchantable timber, except for underbrush and clearing for driveway, yard and garden areas. (NO LOGGING)

2.      There shall be no accumulation of debris, refuse, or trash; no placement or storage of junk; and no placement of non-operating vehicles on property.  Any boat or utility trailers must be parked in the rear of dwelling.  Any pile of firewood must be neatly stacked.

3.      Tracts shall be used for residential purposes only except with the written consent of the Declarant.

4.      Building or mobile home placement setback shall be 100 feet the front property line, unless modified by written consent of the Declarant.

5.      There shall be no placement of a mobile home less than 12 feet in width nor over 5 years of age at the time of installation.  Mobile homes must be adequately skirted and tied down.

6.      A home or cabin must contain at least 750 square feet, including porches.  The exterior of a home or cabin must be completed and finished out within one year from commencement of construction.

7.      Camping is permitted on a temporary basis.
